7 signs your asphalt shingle roof needs attention now

Roofs rarely fail overnight. They give you years of warning, and the signs are easy to read once you know what you are looking at.

1. Grit in the gutters

Those sand-like granules are the shingle's sunscreen. When they collect in gutters and at downspouts, the asphalt beneath is being exposed to UV directly, and it will dry and crack much faster from that point on.

2. Curling or cupping edges

As shingles lose the oils that keep them flexible, the edges lift and curl. Curled edges catch wind, which is how a windy night turns into missing shingles and an exposed deck.

3. Faded, chalky, dried-out color

Compare the sunny slope with a shaded one. A dramatic difference means UV has already taken a toll. This is the classic candidate for rejuvenation — dry but still sound.

4. Stains on the ceiling or in the attic

Water travels along rafters before it drips, so the stain is rarely under the actual hole. Any interior staining warrants an inspection, even if it has stopped growing.

5. Failing sealant at flashings and boots

Rubber pipe boots crack in about half the time a roof lasts here. Cracked boots and dried caulk at vents and skylights are among the most common leak sources we find.

6. Sagging rooflines or soft spots

A visible dip along a ridge or between rafters points to sheathing or structural damage, usually from long-term moisture. This is a replacement conversation, not a treatment one.

7. Age without any maintenance history

An asphalt shingle roof between 8 and 20 years old that has never been inspected or treated is almost always losing life it did not have to lose. That age band is exactly where a treatment buys the most years per dollar.

Repair, treat, or replace?

Isolated damage with a sound roof around it is a repair. Widespread dryness and granule loss on a structurally sound roof is a treatment candidate. Deck rot, multiple layers, mat failure, or storm-torn slopes mean replacement is the honest answer.

A good inspector will show you photos and tell you which category you are in, including when the answer is the cheaper one.
